Introduction
This User Agreement ("Agreement") is entered into between you and Haven Space, governing your use of our platform and services. This Agreement supplements our Terms of Service and Privacy Policy.
By creating an account and using Haven Space, you acknowledge that you have read, understood, and agree to be bound by this Agreement. If you do not agree, you may not use our services.
Account Creation
To access certain features of Haven Space, you must create an account. You agree to:
(a) Provide accurate information: You must provide your legal name, valid email address, and any other information requested during registration.
(b) Maintain one account: Each user may maintain only one account. Creating multiple accounts is prohibited and may result in suspension.
(c) Verify your identity: We may require identity verification for certain features. You agree to provide truthful documentation and cooperate with our verification process.
(d) Protect your credentials: You are solely responsible for maintaining the confidentiality of your login credentials and for all activities under your account.
User Conduct
All users of Haven Space must conduct themselves in a professional and respectful manner. You agree not to:
(a) Harass or discriminate: Engage in harassment, discrimination, or abuse based on race, ethnicity, gender, religion, age, sexual orientation, disability, or any other protected characteristic.
(b) Misrepresent yourself: Impersonate another person, provide false information, or misrepresent your affiliation with any person or entity.
(c) Engage in fraudulent activity: Post fake listings, manipulate reviews, create false accounts, or engage in any deceptive practices.
(d) Violate privacy: Collect, use, or disclose personal information of other users without their explicit consent.
(e) Disrupt the service: Interfere with the operation of Haven Space, including through viruses, malware, bots, or other harmful code.
Content Guidelines
When posting listings, reviews, messages, or other content on Haven Space, you agree to the following:
(a) Accuracy: All information must be accurate, current, and not misleading. Listings must reflect the actual property, amenities, and pricing.
(b) Ownership: You may only post content you own or have permission to use. You may not post copyrighted material without authorization.
(c) Appropriate content: Content must not contain offensive, obscene, or inappropriate material. All images must be relevant to the listing or discussion.
(d) No spam: Do not post repetitive, promotional, or commercial content that is unrelated to the platform's purpose.
(e) Reviews: Reviews must be based on genuine experiences. Fake, incentivized, or retaliatory reviews are prohibited.
Landlord Obligations
If you are a landlord on Haven Space, you agree to additional responsibilities:
(a) Property verification: You must own or have legal authority to list the property. You agree to provide proof of ownership or management authorization upon request.
(b) Accurate listings: All property descriptions, photos, pricing, and availability must be accurate and up-to-date. Misleading listings may be removed.
(c) Fair treatment: You must treat all boarders fairly and without discrimination. You may not deny housing based on protected characteristics.
(d) Timely communication: You agree to respond to boarder inquiries and maintenance requests in a reasonable timeframe.
(e) Compliance with laws: You must comply with all applicable housing laws, building codes, safety regulations, and tenant protection laws in your jurisdiction.
(f) Financial transparency: All fees, deposits, and charges must be clearly disclosed upfront. Hidden fees are prohibited.
Boarder Obligations
If you are a boarder on Haven Space, you agree to the following responsibilities:
(a) Honest inquiries: You may only submit applications for properties you genuinely intend to rent. Frivolous or spam applications are prohibited.
(b) Accurate information: You must provide truthful information in your profile and applications. Misrepresenting your situation may result in account suspension.
(c) Respectful behavior: You must treat landlords, property managers, and other boarders with respect. Harassment or abusive behavior is not tolerated.
(d) Payment obligations: You agree to pay all fees, rent, and deposits as agreed with the landlord. Haven Space is not responsible for payment disputes between parties.
(e) Property care: You agree to respect the property you rent and comply with any reasonable rules established by the landlord.
Dispute Resolution
If a dispute arises between you and another user, we encourage you to resolve it directly through our messaging system before escalating.
(a) Internal resolution: You may report violations of this Agreement through our platform. Our team will investigate and take appropriate action.
(b) Mediation: For disputes between landlords and boarders, Haven Space may offer mediation services at our discretion. Participation is voluntary.
(c) External resolution: If internal resolution fails, either party may pursue legal remedies. You agree to attempt good-faith negotiation before initiating legal proceedings.
(d) Platform liability: Haven Space is a platform connecting users. We are not a party to any rental agreement and are not liable for disputes between users.
Modifications
Haven Space reserves the right to modify this Agreement at any time. We will notify you of material changes by posting the updated Agreement on our platform and updating the "Last updated" date.
Your continued use of Haven Space after such modifications constitutes your acceptance of the revised Agreement. If you do not agree to the changes, you must stop using our services.
